Lease Agreement
All new tenants must sign a Short Assured Tenancy Agreement, which governs your and your landlord’s responsibilities. It is the standard form of lease for tenants under the terms of the Housing (Scotland) Act 1988. Tenants must also sign an AT5 which is a form that confirms you understand that you are about to sign a Short Assured Tenancy Agreement that conforms to the Housing (Scotland) Act 1988.
The initial term of your tenancy will be for a minimum of six months and, if it is not terminated at the expiry of the initial term, it will continue thereafter from month to month until terminated by either the tenants or the landlord. Tenants must give four weeks' notice in writing to terminate the tenancy and the landlord must give two months' notice.
Health and Safety
Jenners Property Lettings takes health and safety very seriously and is constantly up to date with the latest regulations. We ensure that Gas Safety Checks and Portable Appliance Tests (electrical safety checks) are carried out annually and Periodic Inspection Reports, to inspect the condition of existing electrical installations, are performed every five years. We also insist that the landlord’s furniture meets the latest fire safety regulations.
Houses in Multiple Occupation (HMO)
The aim of the council enforced HMO licensing system is to increase the protection for tenants and neighbours by making sure accommodation is safe, well managed and of good quality. Jenners Property Lettings ensures that, where applicable, all its HMO eligible properties have a valid licence in order to comply with the legislation.
